Pre-approved, permit-ready plans available at no cost; can be combined with grants for up to $60,000

SUMMIT COUNTY – Summit County officials announced the release of stock plans for homeowners to construct new accessory dwelling units (ADU) in unincorporated Summit County. Four unique designs are available free of charge from the Housing Department, including 1 or 2 bedrooms and options with or without a garage. 

The plans are permit-ready and pre-approved and give property owners flexibility to adapt certain features to fit with their existing property and neighborhood character.  

“We are incredibly proud of this innovative program that is one more way we are addressing housing challenges in our community,” said Summit County Commissioner Tamara Pogue.  

Summit County will also offer a grant program of up to $60,000 towards the cost of construction. The program, in place since 2023, can be used in tandem with the stock plans.  

“Combined with our grant program, it’s an excellent way to help homeowners save construction time and money while providing critical housing for our local workforce,” said Pogue. 

Customizable options include exterior materials, door, and window fenestrations, interior finishes, and fixtures. Additionally, the plans have been reviewed by a general contractor to value engineer and maximize unit constructability and livability.  

“ADUs can offer a sustainable and cost-effective option to increase housing inventory while maintaining the character of our neighborhoods,” said Summit County Housing Director Jason Dietz.  

Interested property owners can request engineer-stamped plans from the Housing Department and must sign a Hold Harmless agreement prior to receiving the plans. A survey and engineer stamped site plan must be submitted to the Building Department prior to receiving a building permit.
